Landlord Fees & Services

With Effect From 01/01/2022

Letting Fees including marketing (if required)
Introductory Let Only 100% of a month’s rent (inc. VAT) Minimum fee of £480 inc. VAT applies.

Services Include:

  • Advise on presentation
  • Full marketing package including photography, signage etc.
  • Arranging for prospective tenants to view property
  • Processing applications, carrying out credit/reference searches and obtaining appropriate references
  • Preparation of tenancy agreements
  • Overseeing the signing of tenancy agreements
  • Collection of first month's rent
  • Setting up Standing Order for rent payments
  • Deposit Registration and lodging monies
  • Ensuring a successful start to the letting

Managed Service 50% of a month’s rent (inc. VAT) Minimum fee of £360 inc. VAT applies pus a monthly fee of 10% of the rent (12% inc. VAT).

All services as for introductory Let Only (see below) plus the following:

  • Monitoring and collection of all rent payments
  • Regular inspections of the property
  • Dealing with repairs appropriately
  • Dealing with tenants over all aspects of the tenancy so that landlords need not become directly involved
  • Dealing with necessary notices to serve towards the end of the tenancy
  • Arranging for extension of existing tenancy in appropriate cases with no additional letting charge
  • Checking outgoing tenant
  • Administering the return of the tenant's deposit

Other Fees

The following fees may be payable in addition, depending on requirements:

  • Renewal of Tenancy (if applicable): £75 (£90 inc. VAT)
  • Preparation of AST £150 (£180 inc. VAT) on standalone basis i.e. without letting
  • Deposit Registration on Managed Lets £35 (£42 inc. VAT)
  • Deposit Registration on Let Only £100 (inc. VAT)
  • Deposit Disputes (where not managed) Charged at an hourly rate of £75 plus VAT (£90 per hour inc. VAT. Court appearances £150 per hour plus VAT
  • Energy Performance Certificate (as an addition to other services) £80 (£96 inc. VAT) For up to 3 bedroom properties. Larger properties will require a bespoke quotation.
  • Gas/Electrical Safety Certificates (EICR) Subject to Contractor Quotation

Important Notice

Without exception fees are deducted from the monies collected prior to distribution, unless paid in advance.
